Guarantors and security deposits: how they work

Personal guarantors, public schemes or private guarantees: which option suits your situation?

What is a guarantor?

A guarantor agrees to pay the rent if the tenant can no longer do so. Most landlords ask for this protection, especially for students without a rental history.

Three main options

  • Personal guarantor : a relative or someone close to you with sufficient, stable income.
  • Public guarantee : in France, the Visale scheme (Action Logement) provides a free guarantee for many students.
  • Private guarantee : companies act as guarantors in return for a fee.

The security deposit

Separate from a guarantor, the security deposit covers possible damage. In France, its amount is regulated by law (generally one month's rent excluding service charges for an unfurnished property). Ask for a detailed, dated inventory when you move in.
